BBC Filadelfia, Prague

Introduction



PASSERINVEST GROUP is the first Czech development company in Prague which launched a major development of administrative centres (also in terms of sustainable development). The reputation of Prague 4, as the office destination par excellence, was to some extent established thanks to the successes of BB Centre project. Very positive effect has not only well-chosen location, but mostly the concept of office buildings development itself complemented by amenities, educational and cultural centres or by apartment complex. The integration of greenery and quiet zone not only in the form of the revitalized park but also within individual buildings (atriums, green roofs, etc.) was just next step straight forward. Majority of the buildings from this complex, are in the process of the gain the “green building” certificate based on the British system BREEAM. Office building Filadelfie was completed in 2010, its floor plan in shape of stylized cross may evoke a form of the windmills’ blades. All 17 floors are designed as office spaces. In the six basement floors are shops and services available in the first basement and technical facilities and parking in the other ones. Building Filadelfie as existing building already 2 years in operation has undergone BREEAM In-Use certification and within this certification received the certificate on the level Good in two assessed categories - Asset and Building Management. The rating has also confirmed during compulsory yearly re-certification (05/2013)



THE BENEFITS OF THE CERTIFICATION FOR THE BUILDING



• Implementation of measures to reduce the noise pollution from the operation of the building in order to minimize the environmental impact. • Emphasis on the use of appropriate refrigerants, location of filtration or safe storage of chemicals to promote the prevention of environmental pollution. • Installation of energy-saving fixtures, use of dual flushing, basin faucets and shower heads with low water consumption together with detailed measurement and monitoring of water consumption. • Support of recycling and waste disposal. • Fully user-controlled shading system (shutters) and the temperature control in each room including zoning. • Quite zone on the roof of the building provides users space for rest and relaxation. Also other elements which have very good affect on the users environment such as monitoring of internal environment using BMS system, prevention of microbial contamination and establishment of processes to minimize the negative effect of modifications within the building or of content of free volatile substances in materials. • A large proportion of glazed area (almost 90% of the facade) of high quality double glazing (argon filling), slightly increases the energy performance of the building, but significant savings from maximizing the use of daylight sensors for use of daylighting in office space and view out comfort successfully balance it. • Properly designed landscaping around the revitalized area adjoining the building has a positive effect in terms of land use, together with the implementation of roof with greenery and plants and the “green wall” inside the building. • Efforts to improve the environmental elements of the building and its immediate surroundings as part of the care of the greenery. • Civilization of adjacent areas in order to ensure adequate civil amenities and landscaping in the surrounding. Together with the transport accessibility and elimination of crossing paths for supply with paths for pedestrians and cyclists this innovation contributed to gain a large proportion of available points in the transport part.
